Overview

Sunroad Plaza is a 4 acre Commercial-Retail Center located in the City of Vista, CA. This infill project is located adjacent to State Route 78 at Vista Village Drive. When completed, the project will provide drive-thru restaurants and commercial retail to the community, at a convenient location visible from the freeway. The project provided improvements to the surrounding roads to improve circulation, safety and pedestrian accessibility. The restaurants includes a Chick-fil-A, Starbucks, Panera, and Habit Burger.

Stevens Cresto Engineers provided Discretionary approval support including CUP, TM and environmental support as well as Final Engineering.  Final Engineering involved close coordination with the City of Vista for the replacement and reconstruction of a trunk sewer main and street improvements in Hacienda Drive, Vista Village Drive, and the intersection of Hacienda Drive and Melrose Drive.  Coordination with Caltrans, the City of Vista, and Vista Irrigation District for offsite improvements were a vital component to obtain timely permits thus meeting the need of the tenant’s lease agreements. Construction is currently ongoing.

Permitting efforts included Rough Grading, Precise Grading, Sewer Improvement, and Street Improvement Plans.  Caltrans Encroachment Permits were required for the sewer connection as well as street improvements.
